Conventional loans typically require as little as 3–5% down. With 20% or more down you avoid PMI entirely. The right amount depends on your goals — Chris will help you compare scenarios side by side so you can choose what fits your budget and timeline.

FHA loans require just 3.5% down and have more flexible credit requirements, making them popular for first-time buyers. They include monthly mortgage insurance (MIP) regardless of down payment.
